Straight answers

How much does your property management service cost?

The Digital plan is 15% and Full Management starts at 20% commission on rental income. No subscription.

How do you estimate my property’s rental income?

We review the property, comparable homes and seasonality. You receive a written estimate with three scenarios — cautious, central and optimistic — and their assumptions. It is free and carries no obligation.

What is the difference between Digital and Full Management?

Digital covers listings, pricing, bookings and guest communication remotely; you keep your own cleaning provider. Full Management adds coordination of cleaning, linen, visits and tradespeople.

Do you manage mid-term stays and second homes?

Yes, subject to the property’s eligibility and applicable conditions. Stays of one month or more are assessed individually: the contract and regulatory framework can vary by property, municipality and project.

Do you offer services à la carte?

Yes: second-home follow-up, preparation before your arrival, a welcome booklet, key-safe installation, local visits and appointments, or first groceries. Fees on request.

Who owns the key safe?

You purchase the key safe; HORA AZUL coordinates its installation under the arrangements agreed with you.

Do I keep my listing?

The accounts used and access needed are agreed before work begins and set out in the agreement.

How are my earnings paid?

Airbnb or Booking pays earnings according to the payout settings on the platform. The way our commission is settled is set out in the agreement; we do not assume the platform deducts it automatically.

Is there a minimum term?

The minimum term is three months, followed by monthly renewal with one month’s notice. The agreement sets out how confirmed bookings are handled.

Can I still use my property?

Yes, subject to availability and the date-blocking terms in the agreement. Desired dates should be shared before 31 January in particular; the arrangements are confirmed before service begins.

Is it legal to rent my property in the Algarve?

Tourist rentals must comply with the Alojamento Local framework, its requirements and applicable municipal rules. Each property’s eligibility should be checked against official sources; this is not legal advice.

Do you guarantee rental income?

No. After reviewing the property, we can prepare three indicative scenarios. Results vary with the home, location, season, pricing, availability and demand.
